Stop the Water Before Anything Else

Everything else is wasted effort while water is still arriving. If the source is inside the house, close the main shutoff. In most Florida homes that valve is on the supply line where it enters the front of the building, often near a hose bib, with the meter box out by the sidewalk. Find it now, on a dry afternoon, and make sure everyone in the household knows where it is and what turns it.

If the water is coming from an appliance, there is usually a smaller valve behind or beneath it. If it is coming through the roof or under a door, there is no valve to close, and the job becomes containing it and getting it out.

Deal With Electricity First, Not Last

Standing water and electricity do not mix, and the risk is not obvious from the doorway. Do not walk into a flooded room to reach an outlet, a power strip or an appliance. If the breaker panel is dry and you can get to it without crossing water, switch off the circuits for the affected rooms. If you cannot, leave the power on, stay out and say so when you call for help.

The same caution applies to a generator after a storm. Generators belong outside and well away from windows and doors, never in the garage and never on a screened lanai.

Photograph Everything Before You Move It

Take pictures of each affected room from the doorway before anything is touched, then closer shots of the wet flooring, the baseboard, the ceiling and the source if you can see it. Get the outside of the building too if the water came from a storm. Video with narration works well; say what you are looking at as you walk.

Write down the timeline while it is fresh: when it started, when you found it, what you did and who you called. Keep the failed hose, valve or fitting in a bag. None of this guarantees an outcome with an insurer, but the absence of it makes every conversation harder.

Move What You Can, Leave What You Cannot

Lift small items, electronics, documents and anything with fabric to a dry room. Put foil or blocks under furniture legs that are sitting on wet flooring so the finish does not bleed into it. Open interior doors and closets so air can move.

Leave the wet building materials alone. Do not pull up carpet, do not cut drywall and do not start prying off baseboard. A crew needs to measure the wet area before it is disturbed, and cutting blind risks a wire or a supply line. Do not run a household vacuum over standing water.

Know Which Kind of Water You Have

Clean water from a supply line gives you the best chance of drying flooring and drywall in place. Water that came in from outside, or up through a drain, is treated as contaminated: it has crossed streets, yards and possibly an overloaded sewer line, and porous material that soaked it up will be removed rather than cleaned.

That is also why the advice about air conditioning depends on the source. After a clean leak, keeping the air conditioning running helps hold humidity down. After a backup or outside flooding, turn it off so nothing is drawn into the ductwork.

Why the Clock Matters So Much Here

Tampa humidity does not give a wet building any help. Material that would air-dry in a desert simply stays damp, and mold can take hold in wet drywall, carpet pad and cabinet bases within a day or two. Homes here sit on slabs with no basement, so water spreads sideways across the floor and wicks up into the walls instead of draining away, and concrete block holds that moisture in.

Arrange an Inspection

Once the water is off and the photographs are taken, the useful next step is a moisture survey: meters and thermal imaging that show how far the water actually traveled. That map decides what gets dried in place and what has to come out.
